About Rhinestone Cowboy

Nico Turek | Founder

I founded Rhinestone Cowboy to bring practical real estate experience to projects with character. Outdoor hospitality is the focus, backed by more than a decade of work across acquisitions, development, valuation and project delivery.

My background spans cabin resorts, RV parks, campgrounds, seniors housing, multifamily and single-family residential projects. I help owners, investors and operators evaluate opportunities and move complex projects forward-from the first feasibility study through acquisition, approvals and construction.

That includes navigating some of the country's most demanding regulatory environments, working with local authorities and coordinating the specialists needed to get projects approved and built.

A few stops along the way.

Getaway / Postcard Cabins

Over six years and various positions, I helped grow the portfolio from two properties to nearly 30 nationwide, overseeing sourcing, underwriting, negotiations, due diligence and entitlements for up to 15 simultaneous projects. Our brand was acquired by Marriot in 2024.

Topos Ventures

I co-founded Topos Ventures with two trusted partners to take on larger hospitality projects and pursue our own developments. Our work ranged from site selection and feasibility to entitlements and project coordination, including support for the expansion of REI’s Experiences division and Signature Camps program.

Open Road Resorts

After initially performing contract work for ORR, I now serve as Director of Acquisitions, leading RV park and campground acquisitions across the U.S., from physical location and market analysis and underwriting through negotiations, due diligence and closing.

CBRE

As Senior Valuation Associate in Valuation & Advisory

Services, I completed more than 150 appraisal assignments and produced seniors housing valuations and feasibility studies for institutional clients. That work built my foundation in market analysis, underwriting and investment evaluation.

The vision matters. So does the homework

Every property comes with its own questions: physical constraints, zoning, infrastructure, costs, financing, and a path to approval and opening. I bring the analytical skills, regulatory experience and project coordination to help you work through them—and turn a promising idea into a workable plan.
